The project is a premium segment upmarket development of residential apartments in Sector 59, Gurgaon with all elements echoing evolved lifestyles and tastes. The design was set up based on a) climate and b) surrounding views. With Gurgaon sitting in a composite climate, the idea was to create a controlled environment that would maximize opportunity to interact with the outside. Units are a mix of 3 bhk, 4 bhk and penthouses, all being corner apartments with a wraparound verandah that is free of FAR, ensuring views in two directions. Each apartment is accessed by a unique private lobby, with its own courtyard security,  redefining luxury in India. Besides providing shading and rain protection, the verandahs magnify the living space and really bring the outdoors in. By doing a 30 storey tower, the entire site is  liberated, thereby broadening access to a tremendous amount of landscape in which the club is set. The prominent wind direction is from West - North West. During the monsoons, high humidity winds blow from the south-east. Natural ventilation due to the dual-aspect windows mitigates the effect of these winds. A microclimate is created on site with shaded areas to encourage outdoor activities. The development  is designed with a Targeted LEED gold rating.
