International Tech Park Chennai is a 3.43 million sq ft Grade-A commercial campus developed for CapitaLand, one of Asia’s largest diversified real estate groups. Conceived as India’s first IGBC-certified net-zero business park, the project establishes a new benchmark for environmentally responsive workplace design, achieving net-zero performance across energy, water, and waste while prioritising occupant wellbeing and long-term operational resilience.
Located within Chennai’s emerging IT corridor, the masterplan is organised around climate-responsive planning and clarity of movement. A shaded pedestrian spine along the eastern edge connects workplace clusters, landscape zones, and informal gathering spaces, creating a comfortable public realm that encourages interaction throughout the campus. Vehicular circulation and service functions are consolidated along the western edge, allowing a landscaped central plaza between the two office towers to become the social and environmental heart of the development.
Rising 45 metres above a shared retail podium, the towers comprise ten office floors, three basement parking levels, and rooftop wellness terraces. At their centre, naturally illuminated atria integrate hydroponic vertical gardens that improve indoor environmental quality while drawing daylight deep into the workplace. High-performance glazed façades with laminated glass fins provide solar control and daylight optimisation, while landscaped refuge balconies introduce greenery at multiple levels and soften the towers’ linear form.
Designed around floorplates of approximately 100,000 sq ft, the buildings can accommodate either single occupiers or multiple independent tenancies, ensuring long-term flexibility. Intelligent building controls, hybrid HVAC systems, digital-twin metering, greywater treatment, rainwater harvesting, aquifer recharge, and comprehensive waste-diversion strategies work together as an integrated environmental framework.
Certified IGBC Platinum and WELL pre-certified, the campus demonstrates how large-scale commercial development can align workplace quality, environmental responsibility, and operational performance, creating a future-ready model for sustainable business districts in India.
