Situated within Tribeca’s Voyage to the Stars mixed-use development in Pune, Tribeca High Street reconsiders the conventional retail podium as an extension of the public realm. Rather than treating commerce as an enclosed destination, the project unfolds as a 250-metre-long pedestrian promenade where architecture, landscape and urban life are brought into continuous dialogue.
The retail precinct is organised around a generous linear plaza that accommodates movement while encouraging pause. A carefully choreographed sequence of shaded walkways, landscaped seating, outdoor dining, art installations and exhibition spaces transforms what might otherwise have been circulation into an animated civic experience. At its centre, a transparent multi-level glass pavilion acts as both entrance and social condenser, stitching together the retail spine while establishing a visual and physical connection between the city, the commercial frontage and the residential neighbourhood beyond.
The architecture privileges openness over enclosure. Continuous glazing dissolves the threshold between shops and public space, while deep canopies temper Pune’s hot climate and extend the life of the street throughout the day. The material palette remains intentionally restrained, combining natural stone, timber, metal and glass to foreground activity rather than ornament. Lighting, integrated signage and curated wall interventions reinforce the promenade as a coherent urban environment after sunset, allowing the precinct to evolve from daytime marketplace to evening destination.
Anchored by a mix of retail, food and beverage, workplaces and community-oriented programmes, Tribeca High Street extends beyond commercial infrastructure to become the social heart of the larger development. The project demonstrates how retail architecture can contribute to city-making by creating places designed not only for transaction, but for encounter, leisure and everyday public life.
