Redevelopment in Mumbai has long been governed by arithmetic: greater floor area, taller towers and higher densities. Puravankara Estrella shifts the conversation from quantity to perception, proposing that the success of density lies not in the volume it accommodates but in the quality of life it creates. Rather than treating open space as what remains after construction, the project begins by designing the spaces between its buildings.

Set across a 2.95-acre site along Lokhandwala’s emerging metro corridor, six residential towers are arranged around a continuous landscape that extends from the arrival forecourt to podium gardens and more than half an acre of rooftop greens. Landscape becomes the organising framework of the development, shaping movement, framing views and stitching together recreation, wellness and everyday social life into a neighbourhood that unfolds vertically as much as horizontally.

This spatial generosity is reinforced through planning. Retail activity animates the street while remaining distinct from the residential precinct, creating a clear transition from the public city to a more private domestic realm. Double-height entrance lobbies, separated circulation networks and an optimised structural grid streamline movement and parking below ground, allowing the podium above to prioritise gardens, amenities and shared community spaces.

The architecture extends this logic. Conceived as a coherent ensemble rather than six competing landmarks, the towers employ articulated façades and layered architectural frames to reduce their perceived scale, improve privacy and draw daylight deeper into the residences. Environmental performance is embedded within these spatial decisions. Centrally organised service cores maximise daylight, views and natural ventilation, while biophilic landscapes, photovoltaic panels, rainwater harvesting, recycled water systems and a targeted IGBC Platinum certification position sustainability as an inherent quality of the architecture. Puravankara Estrella ultimately demonstrates that the future of urban redevelopment lies not in building more, but in creating generous, connected environments where density is experienced through landscape, light and community.
