The Ark - Voyage to the Stars

Located on NIBM Road in Pune, the project reimagines high-rise living through an idea rarely associated with urban density: the creation of a vast shared landscape in the sky. Conceived as a premium residential development, it combines expansive homes, panoramic views, and what is envisioned as the world’s largest residential rooftop, transforming the roof from a residual surface into the social and experiential heart of the community.

The architecture responds to a site defined by open views towards the west and south-west, where lower surrounding development allows a broad visual horizon. A carefully calibrated massing strategy and central structural core maximise openness across the floorplate while preserving efficiency and uninterrupted views. The residences comprise three, four, and five-bedroom apartments, along with penthouses at the uppermost levels, all designed to prioritise daylight, cross ventilation, and flexibility. Large decks, expansive glazed openings, and integrated solar shading strengthen the connection between the homes and the landscape beyond.

Crowning the tower is an approximately three-acre rooftop landscape that fundamentally reshapes the experience of vertical living. Conceived as a second ground plane above the city, it accommodates walking and jogging tracks, fitness and yoga areas, café seating, work-from-home spaces, banquet facilities, leisure decks, and planted social terraces. More than an amenity, it functions as a shared neighbourhood in the sky, providing residents with opportunities for recreation, interaction, wellness, and everyday community life against a backdrop of panoramic views.

Retail at the lower levels activates the street edge and strengthens the project’s connection to its urban context, while the residential tower above retains a sense of privacy and exclusivity. Together, these elements establish a new model of high-rise living, where the defining luxury is not height alone, but access to an extraordinary landscape elevated above the city.
